Mortgage services designed around you
I know that everyone’s financial situation and property goals are unique, which is why I take the time to understand what truly matters to you whether you’re purchasing your first home, looking to remortgage for a better deal, or expanding your investment portfolio. By getting to know your priorities and long‑term plans, I can provide personalised, thoughtful advice and help you find the mortgage that genuinely fits your needs.
With access to a wide range of lenders and an extensive selection of products from fixed and tracker rates to flexible and offset options I’ll walk you through what’s available, clearly explaining the benefits, considerations, and potential outcomes. My aim is to ensure you feel confident, informed, and supported at every stage of the decision‑making process.
What type of rates are available?
A fixed-rate mortgage means the interest rate stays the same during a set period of time, usually between 2 and 5 years – although some lenders offer fixed rates of 10 years or more. This stability can be great if you like the certainty and peace of mind of knowing that your mortgage payments will stay the same.
A tracker mortgage charges an interest rate that is usually a few percentage points higher than the Bank of England’s base rate. The mortgage will then “track” the base rate, which means that your monthly payments could rise and fall in line with any changes.
A discounted variable rate mortgage is similar to a tracker mortgage, but rather than being linked to the Bank of England’s base rate, it is set at a fixed percentage below the lender’s standard variable rate (the SVR). The mortgage will then follow the lender’s SVR, and your payments could rise and fall, depending on how their SVR changes.
A standard variable rate mortgage follows the lender’s SVR, without any discount. You’ll automatically go onto this type of mortgage at the end of any introductory fixed, tracker or discounted deal.
An interest-only mortgage is one where your monthly payments will only go towards paying the interest charged on the loan each month. Because of this, interest-only mortgages can be cheaper – but the payments don’t go towards paying off the loan. At the end of the term, you’ll have to pay back the full amount you have borrowed in a lump sum. Most people do this through the sale of the property or by using an investment.
An offset mortgage is linked to one of your savings accounts – the amount you have in the account is offset against the amount you owe on your mortgage each month, lowering the total interest you’re charged on your monthly repayments. You won’t earn interest on any account linked to your offset mortgage.

What terms are available?
A Fixed Term policy provides cover for a set number of years — for example 10, 20, or 30 years. The policy ends when the term finishes, and no further premiums are due. This structure is commonly used to match the length of a mortgage or other financial commitments.
With Level Cover, the amount insured remains the same throughout the entire policy term. This is ideal when you need a consistent payout amount, such as providing a fixed lump sum for your family or clearing an Interest‑Only mortgage.
A Decreasing policy reduces in value over time, usually in line with a repayment mortgage balance. It’s designed to ensure that if a claim is made, the remaining mortgage can still be paid off — often making it a cost‑effective option.
Increasing policies protect your cover amount against inflation by rising each year, typically linked to RPI or a fixed annual percentage. This helps keep your protection in line with the real cost of living over long periods.
A Renewable Term policy lets you extend the cover at the end of the initial term without new medical underwriting. This can be useful if your circumstances change or if you want flexibility to continue cover for longer.
Convertible Term policies allow you to convert your term cover into a whole‑of‑life policy at any point during the term, again without medical assessment. This gives you long‑term flexibility should your protection needs evolve.

Frequently asked questions
This is called “porting.” Many mortgages allow it, and I can help you check if it’s possible and worthwhile.
Not always — it depends on your current deal, your circumstances, and whether you need to borrow more.
Lenders reassess affordability when you move. I’ll calculate what you can borrow before you make any commitments.
Not directly, but applying for a new mortgage will involve a credit check, which is normal.
There are more moving parts — selling, buying, and possibly porting a mortgage. I’ll guide you through each step to keep everything straightforward.
